This is Carl, I am a real estate agent in southern Oregon. I moved here from L.A. in 1998. Whats the market in your area doing? Cave Junction is a great place for retired people but a little slow for younger people. Salmon fishing, hiking, hunting, mountain biking and other outdoor recreation make this a great place to live. Cost of living is relatively inexpensive. Look it up, do the research on it.

Southern Oregon Real Estate is picking up. Yes the buyers are out and looking at homes. The weather is good and it is late in the season but it is gettingbusy. We are seeing more activity at our open houses, now is the time to consider putting your home on the market.

What is the Southern Oregon Real Estate Market Doing?

All I can give you is my opinion, It is still doing well.
Are we seeing wha we saw last year ?? No, last year we saw brand new homes selling before the foundation were finished being poured. This yea the homes are actually built before they are sold but they are still selling. It has slowed down but Real Estate is still moving and home prices are leveling off. Things were getting a little out of hand for a while and the market couldn’t keep rising or we would really be in trouble. This slow down is a good thing. In the Grants Pass and surrounding area the market is still doing well. A lot of our buyer come from California, they like it because even tho we have rain it is still mild and there is no shoveling snow in the winter. The Rainfall in Grants Pass is about 30 inches a year and yes it is double what Californians are use to but nothing they can’t deal with. I know because I moved up to Southern Oregon from the San Fernando Valley eight years ago myself.
We are seeing this as a great retirement area since the weather is mild. There is no Sales Tax, my car insurance is about 1/2 of what it was in southern Calif. and to register a car it costs about $80.00(depending on the car)for two years. When you retire, and are on a fixed income all these savings can help. If you have family, children, grand children in California the trip to visit them is still possible without a lot of expense. We see relatives down south about twice a year. Once you move here this is where they want to come for there vacations, you have better figure on a guest bedroom in your home. Once I moved here I thought about it and people spend all year working so that they can have a two week vacation to go somewhere like this and I live here.
